Long-term rental conditions — Casa Infinity

These general conditions describe how the ownership side handles the long-term rental of Casa Infinity (Finca #1-245929-000, Escazú, San José, Costa Rica). The individually signed lease is always binding; this page exists for transparency before you enquire.
1. Legal framework
Residential long-term rentals are governed by the Costa Rican tenancy act Ley General de Arrendamientos Urbanos y Suburbanos (Law No. 7527). It provides a statutory minimum term of three years in favour of the tenant. Shorter terms are only possible in the cases foreseen by law (commercial use, clearly temporary or seasonal use, among others).
2. Term and termination
- Standard: three-year term under Law 7527.
- The tenant may terminate during the term by giving statutory notice.
- Shorter models only where the intended use legally permits them.
3. Deposit and payments
- Deposit customarily one month's rent, due only after a signed contract.
- No payment before signing, no reservation fee.
- Rent monthly in advance; currency and account are set out in the lease.
4. Utilities and running costs
- Electricity, water and internet are borne by the tenant unless agreed otherwise.
- The septic tank is emptied once a year at the ownership side's cost.
- Garden and pool care as well as repairs are allocated explicitly in the lease.
5. Use of the property
- Let for residential use; the office with separate entrance may be used as well.
- Subletting and short-term letting (Airbnb/Booking) only with written consent.
- Pets and structural changes only after prior agreement.
6. Enquiry, documents and signing
- Enquire via WhatsApp or email, then an on-site or video viewing.
- Usual documents: proof of identity, proof of income or solvency, references.
- The lease is concluded in writing, with notarial support on request.
